Entitlement is the amount available for use on a loan. The amount of available basic entitlement is $36,000. This may be reduced if a veteran has used entitlement before which has not been restored.
For certain loans in excess of $144,000 additional entitlement may be available. For loans greater than $144,000 but less than $417,000, the maximum entitlement is 25% of $417,000, which equals $104,250. This allows loans up to $1,500,000 with a down payment of 25% of the difference between the max county loan limit minus the purchase price times 25%.
Ex. Fairfax county VA loan limit $625,5000
Purchase Price $1,000,000 – 625,500 = 374,500 x .25 = $93,625 required down payment
Max loan 1,000,000 – 93625 = Loan amount $906,375
