What happens after you reach out

No mystery, no drip campaign, no six salespeople calling you.

Here is exactly how it goes once your message lands.

I read it and reply

Not an auto-responder. I read what you wrote and answer the question you actually asked, by whichever method you told me you prefer.

Within 1 business day

We talk for about fifteen minutes

Goal, timeline, rough numbers. No credit pull, no application, no pressure. At the end you will know whether it is worth going further.

15 minutes

You get the numbers in writing

Payment, cash to close, rate options, and what each one costs over time. Yours to keep and compare against anyone else you talk to.

Same or next day

Why people call here first

A broker owner takes the call, and that changes the answer you get.

Wholesale broker pricing

One file shopped across multiple lenders instead of one bank quoting you its own rate sheet and calling it the market.

Veteran owned, VA fluent

Marine veteran. Entitlement, funding fee exemptions, COE pulls and IRRRL math are everyday work here, not a rare exception.

Thirty years in this market

Broker-owned since 1996 across Northern Virginia, Maryland and DC. I know which lenders actually close on a tight contract date.

Mortgage, insurance and real estate

I hold all three licenses, so the advice covers the whole cost of owning the home, not just the loan payment.

Come prepared, move faster

You do not need any of this to talk. It only speeds things up once you decide.

Have these handy and a pre-approval letter can usually be turned around the same day.

  • Most recent 30 days of pay stubsFor every borrower on the loan, covering a full 30 days.
  • Last 60 days of bank statementsAll pages of every account you plan to use, even the blank ones.
  • Two years of W-2sPlus tax returns if you are self-employed or have rental income.
  • Mortgage statements on every property you ownWith the HOA dues, homeowners insurance and property tax bill for each one.
  • Veterans: your DD-214 or Certificate of EligibilityIf you do not have the COE, I can pull it for you.

Not sure which of these applies to you?

Self-employed, commissioned, retired, multiple properties, gift funds, a co-borrower in another state. The list changes with the situation. Ask me and I will tell you exactly what your file needs, nothing more.

Ask Me What I Need

Full document list is on the apply now page.

Before you reach out

Questions people ask before they hit send.

How fast will I actually hear back?

Within one business day, and usually the same day. Kevin Retcher reads every submission from this page personally. If you need an answer faster than that, call 703-799-5626 or grab a slot on the calendar above.

Will contacting you pull my credit?

No. Nothing on this page touches your credit. Credit is only pulled after you complete an application and give written authorization, which is required before a formal pre-approval letter can be issued.

Is the consultation really free, and am I committing to anything?

It is free and there is no obligation. You can take the numbers I give you and shop them anywhere. Plenty of people talk to me, decide the timing is wrong, and come back a year later. That is fine.

Which states can you lend in?

First Meridian Mortgage Corporation is licensed in Virginia, Maryland and the District of Columbia. If your property is outside those three, say so in your message and I will point you to someone reputable.

Will my information be sold or shared with other lenders?

No. Your information stays with First Meridian Mortgage and is used only to answer your inquiry. We do not sell leads. Details are in our Privacy Statement.

I already have a loan estimate from another lender. Can you just look at it?

Yes, and that is one of the more useful things you can ask for. Book the Loan Estimate Review session, send the document over, and I will walk the fees, the rate, and the lender credit line by line so you can tell whether the offer is competitive.

What if I am a Realtor or agent rather than a buyer?

Use the same form and put your brokerage in the notes. Agents typically want pre-approval turn times, financing letters customized to an offer, and a lender who will call the listing agent. All of that is standard here.

Do you work with first-time buyers and lower down payments?

Yes. VA at zero down, FHA at 3.5 percent, conventional as low as 3 percent, plus state and local programs where they fit. Bring your situation and we will find the structure that costs you the least over the time you plan to own.

One conversation is usually enough to know what to do next.

Send the assessment, pick a time, or just call. Whichever you choose, you are talking to the broker owner, and you will get the numbers in writing.
